Buyer’s first read
See what Underwrite reads in your offering memorandum before buyers see it: what it reads with a sentence, what a person must check, what its AI reader returned nothing for, and six checks you can act on.
It does not value a property, price a listing, or replace an appraisal or a broker opinion of value. It gives no verdict and no return.
The same switch as on the desk. On, this page sends no document and no usage event, and makes no request to Underwrite's parser. Some requests still go to Underwrite's own server, each carrying nothing you typed or uploaded: the market figures in the menu bar, and the site's own files (the pages its links lead to, fetched ahead of a click, and the fonts and code a page loads on first use).
For pasted text or an Excel workbook, Underwrite confirms each sentence the AI reader reports against your text or the workbook's cells; for pasted text, check 5 is Not checked, since pasted text is not the file a buyer receives. For a PDF, Underwrite lists what the AI reader returned with the sentence it reported, but cannot yet confirm any sentence: checks 1 to 3 are marked Not checked for a PDF, checks 4 and 6 show what the AI reader reported without confirming it, and check 5 is Not checked too when Underwrite cannot tell whether the PDF carries a text layer.
How parsing works, privacy and model coverage
Drop your offering memorandum or teaser as a PDF or an Excel file, or paste its text. Underwrite’s AI reader reads it into fields and reports the sentence each came from; tested code decides every check. This page gives no verdict and values nothing.
Privacy: when you click Parse, a PDF is sent to Anthropic as a document; an Excel file is read in your browser and only its cell text, normalized and capped in size, is sent. Anthropic does not train on this input under its commercial API terms. Underwrite servers keep no copy. The server log records sizes and timings, and quotes the figure or word behind any parser note it withholds. Parsed values land in your browser. Do not upload confidential material unless you are authorized to send it.
