Start with an address.

See which public sources returned facts, which returned no records, and which were not checked. Verify the matched address and open the source behind each figure.

Records change nothing until you choose Use in model. Accepting a sourced input writes that figure into the deal with its source, dataset and retrieval date. Missing records are not evidence that a property is clear.

Lookup sends the address to Underwrite and the Census Geocoder. The matched point is sent to FEMA; Census geography codes go to Census for area statistics where configured. New York City addresses also go to NYC GeoSearch, and matched lot and building identifiers go to NYC Open Data. A HUD rent benchmark, when a token is configured, sends the county code to HUD. No deal document or financial assumption is sent. The lookup is cached briefly in server memory. Choosing Use in model or saving the intel snapshot stores the address and those public-record facts with the deal, in the deal link and in deals saved in this browser. The lookup is not written to a server-side deal database.
